Why buildout risk is different by building
A historic Detroit building, a Southfield tower, a Troy Class A office, a Novi office/R&D property and a Livonia office park may all require very different buildout work. Older buildings can have character but may require more coordination around mechanical systems, elevators, restrooms, cabling and ADA access. Newer or previously built-out space may reduce upfront cost but still need layout changes.

- Allowance amount. How many dollars per square foot will the landlord contribute?
- Turnkey versus allowance. Is the landlord delivering a finished space or just reimbursing a capped amount?
- Who controls construction? Ask who chooses contractors, manages timing and approves change orders.
- What happens if costs exceed allowance? Overages can turn a good rent deal into a bad total-cost deal.
- When does rent start? Free rent, construction periods and rent commencement should match the real occupancy timeline.
